About 60% of LeakMasters' roofs are commercial jobs. They differ from homes becasue they are often large flat roofs with alot of A/C and other mechanical equipment on them. And a lot of ponding water. Our clients fall into two categorys: "Lifers" who want a 15 or 20 year Single Ply roof which needs little maintenance and is guaranteed by a deep pocket--the Manufacturer. Or the "Budgeteer" who typically goes for the fabric reinforced coating system that is less expensive but usually requires a topcoat every 7 to 15 years. The coating can be done in sections--over many years if money is tight. Later, you can tie it in all the repair areas with a top coat and often get a 10 year Manufacturers' warranty. It's like re-roofing on the installment plan.
Metal Roofs are also in vogue because they can be also be made to last the lifetime of your structure. Standing Seam roofs need very little maintanence until their Kynar 500 coating starts to wear out. When is that? It's hard to say in Hawaii where the UV varies a lot from Hawaii Kai to Manoa, but some Manufacturer's go as long as 35 years. Others, like MacSteel, are more cautious and vary their Warranty depending on how close you live to the salt water, and which way the trades blow. For instance, on the beach in Kailua is not considered to be optimum. None the less, whenever your coating does fade it can be recoated with a new protective coating at a reasonable cost, because you don't have to reinforce the panel seams and screw heads--like you do with Exposed Fastener roofs, which are less expensive. Pay me now, or pay me later... Like death and taxes, roof maintanence is inevitable.
This customer obviously expects to be in business 20 years from now. If a roof leaks in the operating room, bad things can happen. Better to be safe. They want a long term solution that will cost them less when spread out over their 20 to 30 year life expectancy. Another nice thing: DuroLast doesn't care how much ponding water you have, it's membrane can handle it. They even warranty against interior damage to things like computers, hospital equipment, etc. up to several million dollars. Nobody else does that, to my knowledge. They've been doing it for over 20 years. Is this what people mean by "putting your money where your mouth is?
Contessa Condominiums
This condo has unusually high 12' parapet walls--and lots of ponding water. Most Single Ply Manufacturers won't warranty this roof without an expensive roof tear off and a re-sloping of the roof deck. Duro-Last doesn't worry about that. They can handle, Bro! Crown Relocation
Crown Relocation specializes in storing water sensitive items like office records. Nationally, they have had a long relationship with DuroLast because of their excellent "Consequential Damage Warranty" which protects against damage to interior contents. This building is located in the hills of Mililani in one of the wettest locations on the island. We were dodging the raindrops thru out the entire project. Only c ertified and approved contractors are able to install the system. It is self extinquishing during a fire and reflects an amazing 87% percent of the suns' UV rays.

The top picture shows the dreaded Pitch and Gravel roof of olden
days. The first roof I worked on as a teenager in the '70s had me
carrying smelly, hot tar buckets up a ladder to fix a roof similar to
this one. No wonder I am such an advocate of clean, white "Cool Roof" coatings. The hardest part of this job is trying to scrape the gravel smooth. You can't just broom it off, you have to scrape it down with a metal blade, called an O'o'. Then we put a thick base coat of an Asphalt Clay Emulsion that further smoothes out the bumps. We imbed our fabric into that coating, let it dry, then put a
top coat of Hawaiian SunGuard on the top. It is a lot of work making the conversion from gravel to a smooth surface, but once it's done you never have to tear your old roof off. Just maintain the coating over the years with a quick, easy topcoat which takes just a fraction of the time and material of the original. You now have the Ultimate Green Roof. Congratulations!
Hukilau Cafe
When Drew Barrymore and Adam Sandler fell in love-- Hollywood style-- in the movie "50 First Dates" in this North Shore cafe they probably didn't notice that the roof was leaking. Or that it was stinking hot in the summer time with their old, black asphalt roof. Our "Cool Cool Roof" coating--Hawaiian SunGuard--stopped all the leaks while keeping these hot actors cool. It's Ceramic Titanium HeatShield lowered roof temperatures by 68 degrees. It can last the lifetime of the building if it has a simple maintenance coat every 10 to 15 years or so, which is easy to roll on. This is the very definition of a "Green Roof" because you don't have to tear off your old roof and crowd our landfills with toxic oil products. We simply leave in place and coat over it with 5 gallons per 100 SF, and imbed a heavy duty, re- inforcing Polyester fabric to give it great tensile strength.
